Best Offer & Price Guarantee
Effective for Bookings for the 2026/27 Academic Year
1. Eligibility
1.1 This Best Offer & Price Guarantee (“Guarantee”) applies only to bookings made for the 2026/27 academic year.
1.2 To qualify, the applicant must:
- (a) Have completed a booking for the 2026/27 academic year with a minimum tenancy length of 41 weeks; and
- (b) Have completed the booking before 00:01 on 24th April 2026 (“Eligibility Deadline”).
1.3 The Guarantee applies only to the room type booked and on a like-for-like contract length basis.
The comparison must be for the exact same room type within the same property, including (but not limited to) size category, ensuite type, shared facilities, and any other defining features.
2. What This Guarantee Covers
2.1 If, after making a qualifying booking and before the tenancy start date, the applicant finds a better offer or lower price for the same room type provided directly by us, we will honour the better offer or match the lower price, subject to these Terms.
2.2 For the purposes of this Guarantee, a “better offer” may include, but is not limited to:
- Lower weekly or total rent;
- Cashback on rent;
- Upfront or end-of-tenancy discounts;
- Voucher incentives (for example, retail vouchers); and
- Free or discounted services (for example, laundry credits, cleaning services, or bedding packs).
2.3 Only offers that are actively available at the time of the claim and provided directly by us qualify for comparison.
Third-party reseller or agent promotions are excluded unless explicitly stated otherwise.
3. Method for Comparing “Better Offers”
To ensure fair comparison across different incentive types, the “better offer” will be assessed based on its reasonable equivalent monetary value:
- Cashback / Rent Discounts: Compared at full face value;
- Vouchers: Compared at full face value unless restricted-use vouchers apply, in which case a reasonable discount factor may be applied;
- Free Laundry / Services / Add-ons: Compared using the advertised value of those services as set out in the applicable offer terms; and
- Bundles of Multiple Offers: The total combined equivalent value will be calculated to determine overall benefit.
4. How to Claim
4.1 Claims must be submitted by the applicant via email within 7 days of the competing offer being published.
4.2 Applicants must provide evidence of the competing offer, which may include screenshots, links, promotional emails, or published price lists.
4.3 We reserve the right to verify the offer and confirm its availability at the time the claim is made.
4.4 If approved, we will apply one of the following within 14 days:
- An adjusted rent price;
- A credit to the resident account; or
- An update to the required reference source to ensure the updated offer is reflected at the point of distribution of the offer in question.
5. Exclusions
5.1 This Guarantee does not apply to:
- (a) Bookings made after 00:01 on 24th April 2026 2026;
- (b) Tenancies shorter than 41 weeks;
- (c) Different room types;
- (d) Different tenancy lengths;
- (e) Offers that are mispriced, published in error, or withdrawn before the claim;
- (f) Third-party offers not authorised by us;
- (g) Properties, locations, or room types specifically excluded from this Guarantee; or
- (h) Bookings for the 2026/27 academic year referred through a nomination agreement or referral agreement (international agent referrals can qualify).

6. General Conditions
6.1 Here! Students – a Now Student Living brand may modify or withdraw this Guarantee at any time. Any changes will not affect valid claims submitted prior to such changes.
6.2 This Guarantee has no cash value and cannot be transferred.
6.3 All decisions regarding eligibility and offer comparison are final.
6.4 These Terms do not amend or replace the standard tenancy agreement. In the event of any conflict, the tenancy agreement shall prevail.
6.5 These terms and conditions are governed by all relevant UK laws.
